• Rot at the rough opening where tile roofs meet the door header. Tile roofs in older Plantation neighborhoods like Plantation Isles and Lauderdale West often lack proper drip edge at door openings. Water runs off the tile, down the wall, and sits against the Therma-Tru frame. The threshold cap on these doors was not built for decades of standing water from a low-slope shingle roof dripping at the entry. We replace the cap with a taller profile, re-route the drainage, and treat the sub-sill so the door seals tight again.
• Patio door track buckling under tile roof weight shift. Therma-Tru sliding patio doors on homes with barrel tile roofs sometimes bind because the roof load settles unevenly and presses down on the top track.
