Andersen Window Installation: The Plantation Owner’s Guide

Andersen window installation in Plantation typically runs $85 to $210 per window for labor when the existing frame is square and intact, and $340 to $620 per window when the rough opening needs rebuilding, shimming, or re-flashing. We keep Andersen-compatible installation parts on our trucks for most 200, 400, and A-Series units, and for common failures like worn balance shoes or broken tilt latches we can usually complete the swap the same visit. Most owners find out something is wrong when a double-hung sash refuses to stay up, a casement crank binds halfway, or a sliding window starts leaving a damp trail along the interior sill after a hard Plantation rain.

Dale Kessler grew up off Broward Boulevard in Plantation, and he has watched South Florida humidity do specific, predictable things to Andersen hardware over the years. If the pane is not true, the job is not done, and that rule applies just as much to a $40 balance shoe replacement as it does to a full-frame install.

Which Andersen Models This Applies To

We work on the full Andersen line sold in South Florida, and the compatibility details matter more here than almost anywhere else. The 200 Series, 400 Series, and A-Series each use different balance systems, different sash shoe profiles, and different jamb liner dimensions. A balance shoe from a 200 Series double-hung will not seat correctly in a 400 Series track. That is a hard fact, not a preference.

How to identify what you have: look for the Andersen logo etched in the lower corner of the glass, then check the serial number laser-etched on the sash lock or the edge of the top sash. The first four characters tell Andersen and us exactly which series, year, and plant built the unit. If the upper sash tilts in, it is a double-hung with tilt hardware. If the sash lifts out of the track entirely, it is a single-hung or glider. We stock OEM Andersen installation hardware for the 200 and 400 Series specifically because those are the two most common lines in Plantation houses built from the 1980s forward. For A-Series and E-Series units we order directly from Andersen and install on the follow-up visit. Aftermarket equivalents exist for common wear items like balance shoes, pivot bars, and tilt latches, and we carry a few trusted brands for them. But for anything that holds the sash weight, we do not gamble on substitutes that were not engineered for that specific track profile. The savings on a cheap balance usually evaporates when the sash slams shut at 3 a.m.

Signs Your Andersen Window Installation Is Failing

  • The sash won’t stay up, or it drops with a thud. That is almost always a worn balance shoe or a broken spiral balance. In a coastal climate like ours, the nylon shoe wears against the aluminum liner, and once the shoe loses its bite the sash weight has nothing to hold it.
  • The window is harder to open in July than in January. Humidity swells wood sashes and frame members. If the window binds only in summer, the frame is likely absorbing moisture and was never shimmed with enough clearance. A proper installation allows for Florida’s seasonal movement.
  • Water streaks the interior sill after a storm, but only on one side. That is a flashing or seal failure at the sill pan or jamb corner, not the glass. Andersen cladding sheds water well, but the installation detail at the corners is where Plantation wind-driven rain finds its way in.
  • The tilt latches are cracked, so the sash will not lock into the track. This is the cheapest fix we do and the one most often ignored. A broken tilt latch lets the sash ride cocked in the frame, which wears the balance shoe out twice as fast.
  • You hear a snap when lowering the sash, and now it will not stay down. That sound is a spring or a pivot bar letting go. Continuing to operate the window after that can bend the jamb liner, and then you are into a full frame repair instead of a parts swap.

Replacement Cost & What’s Included

For Plantation and the surrounding Broward communities here is the straight pricing picture for Andersen window installation and related parts work. A tilt latch pair runs $40 to $75 installed. Balance shoes for one sash run $85 to $140 installed depending on series. A full balance system replacement on a 400 Series double-hung typically lands between $150 and $260. A frame rebuilding job, where we pull the window, cut out rotted wood, re-shim, and re-flash, runs $340 to $620 for a standard double-hung opening.

Every quote is line-item, written on paper before we touch the window. You see the part cost, the labor, and the tax as separate lines. There are no change orders waiting on the other side of the job. The work is covered by our Done Right Promise, and for Andersen-specific parts the manufacturer warranty is registered in writing before the truck leaves the driveway, as The Keystone Standard requires. Both warranty layers, durations stated, no arguing.

DIY or Call Us?

For this category of work, the honest answer is that some of it is safe to inspect and almost none of it is safe to force. You can check whether your upper sash tilts in smoothly, whether the tilt latches are cracked, and whether the window sits square in its opening. You should not attempt to swap a balance shoe on a double-hung by yourself unless you have done it before. The spiral or block-and-tackle balance in a 400 Series carries up to 20 pounds of tension. When it is released the wrong way, it snaps toward the frame edge fast enough to take off a fingertip. We have had to repair more than a few jambs after a homeowner got the shoe halfway out, lost the tension, and bent the jamb liner into the channel.

Andersen window installation is also one of those things where the old part tells you the new part number only if you know what you are looking at. Call us at (772) 577-2915, describe the symptom, and we will tell you over the phone what is likely wrong and what it will cost to make it right. A live person answers, every time, all hours.
